Colliers International Office Report

Average industrial vacancy rates dropped to 3.2 percent at the end of the 2nd quarter 2017, down from 4.2 percent one year ago. Rental rates dropped slightly from last year to $ 5.18 per square foot. Investment demand for industrial buildings has increased and supply is starting to be limited. Vacancies tend to be mostly in older parks and sites in need of redevelopment.
Colliers International Industrial Report

Retail rental rates vary widely from location to location, with the 2nd quarter 2017 overall vacancy rate at 6.3 percent. Higher end retail remains mostly absent from the county and certain retail categories like furniture, clothing, electronics and general merchandise are under-served, with this consumer spending occurring in adjacent counties, providing opportunities for this type of product in Pinellas. Aging strip centers offer prime prospects for mixed-use redevelopment.

Record breaking tourism and an increasing numbers of visitors with high median household incomes have created the need for higher end accommodations and destination development.
