Office
The countywide office vacancy rate decreased to 9.3 percent at then end of the 3rd quarter 2016, down nearly 2 percentage points since a year ago.  The average rental rate rose to $19.08 per square foot, up nearly one dollar since last year.  Continued activity in the central business districts indicates companies are following a national trend of re-urbanization.

Industrial
Average industrial vacancy rates dropped to 4.6 percent at the end of the 3rd quarter 2016, down from 6.0 percent one year ago. Rental rates rose to $5.53 per square foot. Investment demand for industrial buildings has increased, however, supply is starting to be limited. Vacancies tend to be mostly in older parks and sites in need of redevelopment.

Retail
Retail rental rates vary widely from location to location, with the 3rd quarter 2016 overall vacancy rate dropping to 5.1 percent. Higher end retail remains mostly absent from the county and certain retail categories like furniture, clothing, electronics and general merchandise are under-served, with this consumer spending occurring in adjacent counties, providing opportunities for this type of product in Pinellas. Aging strip centers offer prime prospects for mixed-use redevelopment.
