The Heart of Pinellas – Pinellas Park, Florida
Conveniently located with excellent transportation access and affordable land costs, Pinellas Park is already a major industrial and office employment center. Though located in the state's most densely populated county, Pinellas Park has maintained its small town atmosphere. It offers prime redevelopment opportunities for businesses and a variety of affordable lifestyle opportunities for residents. These include properties that permit horse ownership within the corporate limits, designated areas of the city as an Equestrian Community, and recreational trails and activities for equine owners. Major industries in Pinellas Park include manufacturing, services and retail trade. Major area employers include Transitions Optical, Molex, Lockheed Martin Aeronautics, and Oettinger Davidoff Group.

The city created a 1,340-acre Community Redevelopment Area (CRA) centered along Park Boulevard, where major investments have been made in infrastructure and streetscape projects. The CRA benefits include the ability to develop mixed uses, provisions for density bonuses and affordable housing, availability of grants, and no Transportation Impact Fees in most areas. The CRA has retail, hotel and mixed-use opportunities.
Larger industrial and office development projects can be located in Pinellas Park's Gateway area. Industrial land designations encompass almost 30 percent (2,543.62 acres) of the city’s total acreage by future land use, of which 54.50% is currently developed. US Highway 19 offers high traffic volumes and prime real estate for commercial and mixed-use redevelopment projects.
