As the 4th largest city in Tampa Bay, Clearwater is home to a diverse economy with businesses of every size. Downtown Clearwater enjoys a unique location on a bluff overlooking the Intracoastal Waterway, with public green space lining the waterfront. As the county seat, it also supports a large number of government offices and businesses.
World famous Clearwater Beach is the heart of the Pinellas County tourism market which draws 5 million visitors each year. Clearwater boasts a traditional urban downtown anchored by the Cleveland Street District. The City is home to more than 100 hotels and its top industries are health and business services, government and retail. The largest employers include Bausch & Lomb Surgical, Lincare Holdings, Aerosonic Corporation, Instrument Transformers, and Morton Plant Hospital.
GE Instrument Transformers is building a new 208,000-square-foot manufacturing center of excellence and Baycare Health System will begin construction on a 147,000-square-foot building at its headquarters campus. The Clearwater Marine Aquarium is planning a new facility featuring Clearwater's very own "Winter" the dolphin from the motion picture “A Dolphin Tale" and new hotels include Shephards Beach Resort and Opal Sands.
Further hotel development is highly encouraged on Clearwater Beach with incentive bonus densities available.
The downtown's 540-acre Community Redevelopment Area (CRA) is primarily designated for higher-intensity uses. Incentives in the District include a Facade Improvement Program, a Sidewalk Cafe Furniture Grant and a Retail and Restaurant Recruitment Grant. Downtown offers a wide variety of opportunities, including high-rise office space, mixed-use residential and retail space and excellent locations along the Cleveland Street District.
The Hercules Industrial Corridor located in central Clearwater and adjacent to Clearwater Executive Airport, is the industrial “center” of Clearwater and is home to major manufacturers like Aerosonic Corporation and F.K. Instrument Company. The 176-acre East Gateway District is located on the eastern end of downtown and includes commercial and residential areas.
