The countywide office vacancy rate decreased to 11.5 percent at then end of the 4th quarter 2015, down over 1 percentage point since a year ago. The average rental rate rose to $18.10 per square foot, up one dollar since 4th Quarter of 2014. Continued activity in the central business districts indicates companies are following a national trend of re-urbanization.

Average industrial vacancy rates dropped to 5.7 percent at the end of the 4th quarter 2015, down from 6.5 percent one year ago. Rental rates rose to $5.55 per square foot. Investment demand for industrial buildings has increased, however, supply is starting to be limited. Vacancies tend to be mostly in older parks and sites in need of redevelopment.

Retail rental rates vary widely from location to location, with the 4th quarter 2015 overall vacancy rate dropping to 6 percent. Higher end retail remains mostly absent from the county and certain retail categories like furniture, clothing, electronics and general merchandise are under-served, with this consumer spending occurring in adjacent counties, providing opportunities for this type of product in Pinellas. Aging strip centers offer prime prospects for mixed-use redevelopment.
